1. CHECK IN & OUT TIME is 12:00pm, with no late check out
2. This is a NON SMOKING home
3. PETS are NOT PERMITTED under any circumstance
4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent
5. DAMAGE/RESERVATION DEPOSIT – a damage/reservation deposit of $250.00 is required. This must be received within seven days (7) of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within fourteen (14) days of departure, provided the following provisions are met: a. No damage is done to the home or its contents, beyond normal wear & tear b. No charges are incurred due to contraband or pets c. No linens are lost or damaged d. No late check out e. The renter is not evicted by the owner or the local law enforcement
6. PAYMENT – an advance payment equal to 50% of the entire rental rate is required upon reservation or up to thirty days (30) before arrival. The advance payment will be applied toward the house rent. Please make payments via Pay Pal or in the form of a travelers check, personal check or money order payable to Debbie Belden. The advance payment is not a damage deposit. The BALANCE OF RENT is due seven days (7) before your arrival date
7. CANCELLATIONS – a thirty day (30) notice is required for cancellation. Cancellations that are made more than thirty days (30) prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within thirty days (30) of the arrival date, forfeit the full advance payment & damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.
8. MONTHLY RESERVATIONS CANCELLATIONS – Monthly rents must cancel one hundred twenty days (120) prior to check–in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check – in.
9. MAXIMUM OCCUPANCY – the maximum number of guests is limited to four (4) persons. An additional charge of $10.00 per person per night for guests in addition to four (4) will be assessed.
10. THIS HOME REQUIRES A TWO (2) MINIMUM STAY; Three (3) night minimum during holiday periods. If a rental is taken for less than three (3) nights during a holiday period, the guest will be charged for the three (3) night rate
11. N O DAILY MAID SERVICE – while linens & bath towels are included in the house, daily maid service is not included in the rental rate. Two (2) hours of standard housekeeping services are included in the rental rate upon departure. Additional or daily housekeeping is available for an additional rate
12. RATE CHANGES – rates subject to change without notice
13. FALSIFIED RESERVATIONS – any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money & the party will not be permitted to check-in
14. WRITTEN EXCEPTIONS – any exceptions to the above mentioned policies must be approved in writing in advance
15. PARKING – parking is permitted in the two (2) car gravel drive way. Vehicles are to be parked in this designated area only. Parking on the road or on any other part of the land is not permitted. Any illegally parked cars are subject to towing: applicable fines/towing fees are the sole responsibility of the vehicle owner
16. HOT TUB – no children under the age of twelve (12) are permitted in the hot tub at any time. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. The hot tub is sanitized, refilled & chemicals are replenished prior to your arrival. The hot tub cover is for insulation purposes & is not designed to support a person or persons. DO NOT STAND OR SIT ON THE HOT TUB COVER, it will break & you may be charged for a replacement. Remember when not using the hot tub, leave cover on so the hot tub will stay warm
17. STORM POLICY/ROAD CONTDIONS – no refunds will be given for storms. Mountain roads can be curvy & steep. We do not refund due to road conditions
18. This home is privately owned; the OWNERS ARE NOT RESPONSIBLE for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
